Kochi zones to be revamped for organized growth
KOCHI: The state town planning department is preparing comprehensive town planning schemes for smooth implementation of various Smart City projects in Fort Kochi, Mattancherry and Central Kochi. The department plans to zone the areas and introduce regulations for future development projects. The areas will be demarcated as residential, commercial, mixed, heritage and industrial in order to ensure organized growth while implementing projects in the future.
“Kochi has already developed. But we need an organized growth.We have a detailed master plan for Kochi covering all the aspects including population. As per these schemes, current condition of the existing land and future needs will be examined. Besides, on-going projects and future development proposals of various departments will be brought under the purview of the schemes. We have already divided the areas into various zones,” said an official in the regional town planning office.
Many areas in Fort Kochi and Mattanchery are heritage zones. “We have already a detailed town planning scheme. But the current zoning and regulation is for statutory implementation of projects in the Smart City area, the boundaries of which have already been notified by the Kochi corporation. The future projects will be implemented based on the zoning and regulation in these areas,” she said.
The boundaries notified by the Corporation in central Kochi are Banerjee Road (North), M G Road (East), D H Road (South) and backwaters (West). Jos Junction to South railway station and Madhava pharmacy junction to North railway station would also come under the central zone. Ernakulam south, Ernakulam North and Ernakulam central have been selected for implementation of various projects under the Smart City programme.
The boundaries in Fort Kochi are T M Muhammad road to Amaravathy road till Kokkers junction (East), from Kokkers junction towards west Thamaraparambu road till Bishop Kureethara Road and then K J Herschel road up to INS Dronacharya (South). Sea would be the boundary in North and West. The entire Fort Kochi division comes under the zone.
The southern boundary of Mattancherry is from A B Salem Road towards North Moulana Azad Road up to Anavathil junction, then towards West palace Road, Cherlai Road up to MSC bank junction. The western boundary would be T M Muhammed road up to Chithrappalam towards East Church Road up to Kuruplave junction and then towards South Thundiparambu Road up to MSC Bank junction (West). Vembanadu lake is boundary of east and north. Kalvathy, Iraveli, Karipalam and Mattancherry divisions have been selected for the smart city project in Mattanchery zone.
Meanwhile, the department is yet to prepare map of the areas which have been divided into various zones. Renuka K, assistant executive engineer in the corporation said the prepared schemes will be placed before the council after concurrence from the Chief Town Planner (CTP). “The council will discuss these schemes and send them for government approval. The government will publish them seeking response of the public in two months,” she said.
